The home you are purchasing may be big or small, 1 year or 100 years old. Either way, it is a very exciting time and you will want the best inspections possible. We will give you an un-biased inspection and help you understand the operation of your new home. We highly recommend you attend the inspection, as it is a great time to get educated on your investment.
During the home inspection we will do a visual evaluation of the major systems in the house including structure, roof, exterior, heating/cooling, plumbing, electrical and the interior. As long as it is safe and accessible, we will walk on roofs, enter attics and crawl spaces, remove access panels and operate equipment. STANDARD HOME INSPECTIONS:
Pre-listing inspection:
Save money and time by having your home inspected before it is listed. Why wait for the buyer to have your home inspected and then be surprised by items that may need fixed. If repairs are needed, it will enable you to get your own price quotes and have them done without time constraints. You may wish to fix only certain problems and not others. You then can adjust the selling price accordingly. If you choose not to make the repairs, you will be able to give the buyer full disclosure which is a great selling point. All parties know the condition of the house before an offer is made and the transaction can be completed smoothly, without surprises.
Pre-Purchase Inspection:
After you have found the home of your dreams and make an offer on it, you typically have 7-10 days to have an inspection completed. Not only will an inspection reveal potential problems, it can also be a great opportunity to get educated about your new home. Come with us during the inspection and we will explain our findings, point out maintenance needed, as well as safety shut-off valves. Have peace of mind that signing the contract on your home, will not lead to unexpected unpleasant surprises.
Newly Constructed Home Inspections:
Buyers often have a false sense of security, thinking that purchasing a new home will eliminate many of the problems that come with older homes. This is absolutely not true! City inspectors do inspect new construction, but typically only spend a few minutes. We will do a thorough inspection and note any defects that the builder will be responsible for fixing, not you!
Following is a list of common defects professional home inspector might find:
- Improper connection of air conditioner pipe. A pipe may not be properly connected to the air conditioner in the basement or outside, causing the air conditioner to not work.
- Framing that does not allow the plumber to install pipes properly. Plumbers may need to cut framing to accommodate pipes, leaving the framing weakened.
- The basement has not been properly graded. This may result in a leaking and poorly ventilated basement.
- Inadequate roof flashing. Flashing may be installed improperly causing moisture damage to the roof and walls.
- Finishing work that was not done properly. Builders are in a hurry to get their house sold. This may cause short-cuts or rush jobs. Ductwork may be loose, joints may not match, door or cabinets may not open easily, and floors may be uneven. These items often are time consuming to get the builder to fix after the sale, so many homeowners give up and just live with the defects.
One-Year Warranty Inspections:
Builders will usually offer a one year warranty with the purchase of a new home. These inspections are typically conducted 11 months after a sale. Builders are frequently slow to complete repairs or deny them all together. A common problem found at the inspection is damage from water. It may take use of pipes or a year of wet weather for leaks and improper construction to be visible. Armed with a professional home inspection report, you will be in a better position to get the needed repairs before your home's warranty is no longer valid.
Radon Testing:
Radon gas is a natural occurring radioactive gas that is prevalent throughout Colorado. It is odorless, tasteless and invisible. Radon gas is the second leading cause of lung cancer and can be a great danger to your family. We offer radon testing with all of our inspections. FEES:
Home inspections require a lot of time and work. A complete inspection depends heavily on the individual doing the inspection. By giving us the privilege to inspect your home, we will personally guarantee, to you, that the home will be inspected as if we were the ones making the purchase!
When considering a PROFESSIONAL home inspection, price should not be the primary concern. We strive to be very competitive. We are so confident that you will be satisfied with the way we do inspections and present the facts, we will refund your money at the end of the inspection if you are not satisfied.
Our inspections start at $225.00 and adjust upward according to the size and age of the home, number of furnaces, finished basement, and addition of radon testing with your inspection (you save $50.00 if done during inspection).
